Change of Use of a Property
Would you like to put a shop, office or another space to a different use? We start by reviewing the proposed use, property history and physical characteristics before defining the design work and support required.
What we review
We compare the documented and proposed uses and identify planning and technical questions to check. Depending on the case, these may include layout, access, infrastructure, architectural design and engineering requirements.
What you receive
A summary of the assessment, unresolved questions and proposed work sequence. When commissioned, we develop the architectural design, coordinate engineering disciplines and help prepare the documents for the agreed procedure.
Examples of enquiries
Assessing a shop for conversion to housing; examining a new use for an office; identifying possible alterations to premises intended for another activity. Each proposal is assessed for the particular property.
Illustrative examples, not accounts of completed projects.
What to send first
Location, current and proposed uses, drawings, property documents and available photographs. Include any municipal correspondence or information about a previous application.
You do not need every document before contacting us. Send what you have; we will identify what is missing.
Scope and limitations
The initial assessment does not guarantee that the new use is permissible. Works, designs, external confirmations and support are defined for each case. Design fees, municipal fees, construction and external enquiries are excluded from a preliminary review unless expressly included in the proposal.
How we proceed
After the first contact, we set out the scope, required information, fees and timeframe in a proposal. Work starts after acceptance and receipt of the agreed information.
