Municipal File Review
Do your drawings match the records held by the municipality? We review the available property file and organise the information to establish what is documented and what still needs clarification.
What we review
We gather and read the material made available: drawings, decisions, amendments and notifications. We organise the documentary history and, where there is enough information, compare it with the situation you describe.
What you receive
A written summary of the records reviewed, identifying relevant documents, discrepancies, missing information and questions to resolve. We indicate whether a further assessment, survey or design would be useful.
Examples of enquiries
Before buying a property with incomplete drawings; before designing an extension; when a room or outbuilding is absent from the documents retained by the owner. The review helps define the next assessment.
Illustrative examples, not accounts of completed projects.
What to send first
Location, file number if known, property identification and copies of available documents. Before requesting access, we confirm with you the identification and authorisation needed for the review.
You do not need every document before contacting us. Send what you have; we will identify what is missing.
Scope and limitations
The result depends on the content and availability of the municipal archive. A missing document in the material reviewed is not, on its own, a conclusion about the property’s legality. Any applicable fees, travel, copies and surveys are itemised in the proposal.
How we proceed
After the first contact, we set out the scope, required information, fees and timeframe in a proposal. Work starts after acceptance and receipt of the agreed information.
