What we review
We define the question and compare the property documents, available drawings and the framework relevant to it. We distinguish verified information from gaps and interpretations that need clarification.
What you receive
A written opinion setting out the question, documents reviewed, analysis, conclusion and outstanding checks. Where the evidence allows, we outline alternatives and further enquiries to support the next decision.
Examples of enquiries
A difference between a drawing and the layout described by the owner; a question arising from a Property Check; comparing two possible interventions before commissioning a design.

What to send first
Property location, a description of the question, drawings, property documents and any municipal correspondence you hold. Photographs can help explain the situation. The proposal identifies the documents to be reviewed.
You do not need every document before contacting us. Send what you have; we will identify what is missing.
Scope and limitations
The opinion is a technical assessment based on the information reviewed. It is not a municipal decision or a guarantee of approval. Visits, surveys, designs and enquiries to other bodies are included only when specified in the proposal.
How we proceed
After the first contact, we set out the scope, required information, fees and timeframe in a proposal. Work starts after acceptance and receipt of the agreed information.
